Licence Agreements for office, studio or workshop space

Our flexible licence agreement allows you to take the business space you want on a month-by-month basis. There is no long term commitment or complex lease, just a simple one page licence agreement. This is written in straightforward and non technical language and is Crystal Mark approved by the Plain English Campaign. As a result the unwelcome legal fees normally associated with conventional leases can be avoided.

In addition to high quality business space the monthly licence fee also includes:

• On-site management
• Maintenance
• Building insurance
• Refuse collection (not included at Southend)
• Security
• Water and sewerage rates
• Cleaning of common areas

Direct Debit

All routine payments are made through a Direct Debit mandate. The mandate is completed during the sign-up process. Please note there are two, one for Capital Enterprise Centres and one for Enterprise Centres Limited. The vast majority of accounts are settled on time but sometimes Direct Debits fail and result in significant additional effort by the CEC/ECL administration and accounts team. The charge for such a failure is £40+ VAT.

Virtual Office Agreements

Our Virtual Licence is taken on a monthly basis. The easy to read simple licence is Crystal Mark approved by the Plain English Campaign.

Telecoms Licence Agreement

Our Telecoms Licence covering both your telephones and Internet Access is arranged on a monthly rental basis like the property licence. This ensures all round flexibility for your business and avoids the annual contracts which many of the large Telecoms providers use.

VOIP Licence

The Licence for the innovative Voice Over Internet Protocol (VOIP) telephone is available allowing you to cut telephone charges and increase flexibility.

Skip Licence

If the waste produced by your business requires an individual skip our Skip Licence covers the provision of this service. Charges vary and Centre Managers will provide quotes. Recycling is encouraged.
