The coronavirus pandemic has forced all business to adapt, reflect and rise to the challenges that the past year has thrown our way. As a business, we’re no different, coronavirus restrictions have necessitated us to rethink the way in which we do business while at the same time, stay true to our business ethos. We’re proud to announce that, in doing this, we’ve managed to maintain our occupancy in comparison to this time last year, which is a considerable achievement given the current restriction on office working.

Providing flexible office space to our customers

As a company, we’ve always prided ourselves on our ability to offer high quality, affordable and supportive office space, with a simple monthly licence. Because of this, we’ve always had lots of happy customers and high occupancy rates. In fact, at the end of February 2020, we had an occupancy rate of 95.2%. None of us could have predicted what would follow, with the UK entering into its first lockdown on 23rd March 2020 and businesses being told to work from home.

We’re proud to be the home of hundreds of SMEs across the South East and so when the first lockdown was announced, we supported many of them in adapting to new ways of conducting their business. The support we offered, and the knowledge that our customers could cancel their licence with us at any time has given many of them the confidence to continue holding office space with us. In addition, we’ve had lots of new customers who cannot work from home take up our services.

This has meant that at the end of February 2021, our occupancy stood at 95.1%, only 0.1% lower than it was before the pandemic truly hit the UK. We’re really proud of all our staff who’ve provided an excellent level of service and support and who’ve enabled us to reach this goal.

Standout centres

We’re proud of our teams at all of our centres who’ve worked around the clock to ensure our offices are COVID-secure, but there are some who deserve a special mention for maintaining an excellent occupancy throughout the pandemic. The Laurence Industrial Estate in Southend currently has no vacancies, an outstanding achievement, as does St George’s Business Park in Sittingbourne. We’re also proud to announce that the Capital Business Centre in Croydon currently has a 99% occupancy rate, an excellent achievement considering the restrictions that are still in place throughout the UK.

How have we maintained our occupancy rate?

Although many of our customers are currently working from home, lots of them have continued to hold office space with us because of the flexibility we offer, meaning if things take a turn for the worse, they’re free to leave at any point. Our customers have maintained their confidence in us throughout the pandemic because of our:

  • Simple monthly licence: There are no hidden terms and conditions in our licences, and you won’t need a lawyer to make sense of them. They’re written in Plain English and they’re available on a rolling monthly licence meaning that you can opt out at any point. This has been a lifeline to many of our customers during the pandemic, giving them certainty in these uncertain times.
  • Business support: We’ve always been there to support our customers and the pandemic has been no different. We’ve been on hand to offer business advice, answer queries and lend a helping hand whenever it’s needed. We have provided information on Government grants and funding to our customers – a vital lifeline to many of our customers – and kept them abreast of evolving Covid-19 secure requirements.
  • COVID -secure office space: During the first lockdown, our centre managers and their teams worked around the clock to ensure that our office space was safe for customers to return when they were allowed. It was great to welcome so many businesses back last year and the team can’t wait to see the centres busy again when restrictions ease.
  • Super-fast broadband : If you’re fed up with your dodgy internet connection at home then you’re not alone. Our customers always cite our excellent high fibre internet speed as one of the benefits they love about our office space.
  • COVID safe meeting rooms : When face-to-face business was allowed, our customers couldn’t get enough of our meeting rooms which we’d adapted to be suitable for socially distanced meetings. Although meetings are currently off the table, we can’t wait for restrictions to ease so that as many people as possible can make use of our excellent facilities.
  • Free parking : We’ve got free, ample onsight parking at all of our centres, saving you time and money.

 On welcoming the impressive occupancy rates that we’ve maintained throughout the pandemic, our founder, Peter Boam, commented: ‘The real message behind our success with high levels of occupancy is that our offer is truly flexible; customers are content to take workspace with us for one month at a time.’
