A busy day in the life of our Croydon Business Centre Manager
Though we are all welcoming in the new year, looking forward, and busy getting operations up and running, it was only a few weeks ago that we were all working like crazy to make the holiday period go with a swing. One great example is Capital Space’s Croydon business centre manager, Krystyna Sitarz. Let’s take a look back at how she was able to successfully bring last year to a close, demonstrating exactly what it takes to support SMEs and entrepreneurs even at the busiest times of year – ensuring they have the office space, business support, and facilities they need to grow.
Introducing Krystyna Sitarz
Krystyna Sitarz is centre manager at Capital Business Centre Croydon. She is supported by five key staff – deputy centre manager Leanne, business support coordinators Annabel, Nicky, and Bev, and facilities handyperson Mark and janitor Cristian.
Krystyna has been employed by Capital Space Ltd for two years and has successfully reduced vacancies from double digits to just four. Her role covers managing the day-to-day operations of the centre, liaising with contractors for site improvements, and ensuring every customer receives top-class support through services like easy in, easy out flexible licences, business support, meeting rooms, virtual offices and VoIP services. The Croydon centre serves a wide geographic area including Surrey, South London, and nearby business communities, supporting SMEs seeking professional office and workshop solutions.
8:30am: What’s on the agenda for Krystyna?
Krystyna begins her day with a festive touch: picking up an 8ft Christmas tree for the centre reception! Once at the office, she meets with her team to catch up, despite one coordinator being off sick. Checking emails, she prioritises the day’s tasks, including preparing one of the meeting rooms for the South Croydon Ladies Who Latte networking event, complete with hot drinks and mince pies for attendees.
10:30am check-in
Mid-morning is all about operational oversight. Krystyna inspects a unit vacated by a departing customer, coordinating cleaning and decoration with her facilities team to ensure it’s ready for a new customer next week. She also checks progress on the recent drainage works, liaising with contractors and customers to confirm everything ran smoothly. Meanwhile, preparations continue for the centre’s annual Christmas party, supporting Croydon Animal Samaritans this year. It will be the last opportunity to fundraise for them as the centre has chosen a new local charity, Croydon Hearing, an onsite customer for 2026.
12:30pm check-in
The South Croydon Ladies Who Latte event concludes successfully, with a presentation on how generative AI can benefit SMEs. Ten entrepreneurs attended, all the mince pies save one were devoured! – and there were strong networking opportunities. The group has been growing steadily since it launched about 15 months ago and the centre has received positive feedback. Before lunch, Krystyna reviews billing for metre readings to ensure accurate customer charges and assists the reception team with call answering, mail handling, and deliveries – essential business support services for clients like one of the centre’s new customers who is a designer handbag retailer who frequently receives parcels.
2:30pm check-in
Krystyna reviews minutes from last week’s Operations Meeting, ensuring that key actions and updates are communicated to her team. These six-weekly meetings with other centre managers and the CEO focus on operational issues, challenges, and opportunities for Capital Space locations.
4:30pm check-in
Time is dedicated to recruitment, reviewing CV applications for a second deputy centre manager to support various ongoing projects. Krystyna is planning interviews the following week as she is keen for the new recruit to start as soon as possible.
5:30pm check-in
Krystyna oversees the four remaining vacancies at Capital Business Centre, including three offices and one workshop. Promising developments include an existing solar panel customer potentially expanding to the workshop and Simple Clean, a contractor who recently won Contractor of the Year, expressing interest in an office. Krystyna plans to celebrate their success with a bottle of Champagne, reinforcing the supportive, community-focused environment of the centre.
Overview
It’s been a productive day, balancing customer support, operational management, and future planning. Krystyna is preparing reports for an upcoming meeting with CEO Lorraine Lee to discuss site works, budgets, and occupancy levels. After a busy day, she looks forward to relaxing with her family, knowing she’s played a key role in supporting the growth and success of SMEs at Croydon Business Centre.
Effective business management combines organisation, foresight, and genuine support for customers – the key ingredients for success at Capital Space.
