For the first time since expanding by almost 30 units back in 2019, there are no more vacancies at our Churchill Square Business Centre in King’s Hill. We spoke to Centre Manager, Toni, and the team to find out how they achieved it.
From three vacancies to zero: how we filled every office
Since increasing from 166 to 195 units in early 2019, Churchill Square Business Centre in Kings Hill has steadily built a thriving community of SMEs, entrepreneurs and growing small businesses. While the centre previously recorded a low of just three vacant offices for brief periods, reaching absolute zero vacancies has proved elusive, until now.
This month, that changed.

Across eight buildings on site, every office is now occupied. With a flexible, one-month rolling licence model in place, maintaining full occupancy is no small achievement. Customers benefit from our simple monthly terms through our Easy In, Easy Out licence, giving them the freedom to scale up, down or relocate as their business evolves. That flexibility, combined with high-quality business accommodation and responsive on-site management, has created sustained demand.

Greenway Business Centre in Harlow, for example, has recovered from a peak of 15 vacancies last year to just three today, its strongest position since October 2024. St George’s Business Park in Sittingbourne has moved from six vacancies at the start of the year to zero. Laurence Industrial Estate in Southend has just one vacancy, while Colchester Business and Seedbed Centre has reduced vacancies from 5.4% to 2%.
